Choose Your Plan & Pay

Select the plan that fits your needs — Submit ($275), Negotiate ($400), or Close ($750). Secure payment through Stripe. No commissions, no percentage of the sale price.

STEP 03

We Prepare Your Offer

Your offer details are compiled into the official Nevada Residential Purchase Agreement (RPA) — the same form used by every agent in the state.

STEP 04

Professional Review

Every offer is reviewed for accuracy and completeness before it goes out. We catch errors so the listing agent doesn't.

STEP 05

Submitted to Listing Agent

Your offer is delivered directly to the seller's listing agent, typically same-day.

The completed RPA is sent to the listing agent via email. You receive a digital copy for your records and a confirmation of delivery.

Counter-Offer Negotiation

If the seller counters, we contact you with the details. You highlight the changes you want, and we update and resubmit the offer. This process repeats as needed within your plan's included counter-offers.

The counter-offer flow is iterative: seller responds, we relay to you, you mark up changes, we prepare the updated document and resubmit. Negotiate includes up to 2 rounds, Close includes up to 3. Additional rounds are $150 each.

Escrow Support Through Closing

If you chose the Close plan, we support you from accepted offer to keys in hand — timeline management, opening title, closing document review, and ongoing coordination.

What Happens After Your Offer is Submitted

Once your offer reaches the listing agent, here is the typical process.

Listing agent presents your offer to the seller

The listing agent is obligated to present all offers to the seller, including yours.

Seller accepts, counters, or rejects

The seller reviews your offer and responds. If they counter, your plan determines how we help — Negotiate and Close plans include counter-offer submissions, or you can add them to Submit for $150 each.

If accepted, you proceed to escrow and closing

Once both parties sign, you move to escrow. Close plan buyers get full support through this phase — timeline management, title coordination, and closing document review. Other plans proceed with the title company directly.
