General
HomeOffer is a platform that lets you submit a real estate purchase offer in Nevada without hiring a buyer's agent. Choose from three plans — Submit, Negotiate, or Close — depending on how much support you need.
You fill out our guided form with your offer details, choose your plan, pay the flat fee, and we prepare the official Nevada Residential Purchase Agreement and submit it to the listing agent. Depending on your plan, we also handle counter-offer negotiations and escrow support.
We currently serve Nevada only. We plan to expand to additional states in the future.
Plans & Pricing
Submit ($275) covers offer preparation and submission. Negotiate ($400) adds up to 2 counter-offer submissions so we can help you go back and forth with the seller. Close ($750) includes up to 3 counter-offers plus full escrow support — timeline management, title company coordination, closing document review, and support from offer to keys in hand.
Traditional buyer's agents charge 2.5-3% commission ($10K-$40K+ on most homes). The actual work of preparing and submitting an offer doesn't justify that cost. We've streamlined the process and offer tiered pricing so you only pay for what you need — starting at $275.
Additional counter-offer submissions are available for $150 each, regardless of your plan. Submit includes 0 counter-offers, Negotiate includes 2, and Close includes 3. If the negotiation goes beyond your included rounds, you can add more as needed.
Yes. If you start with Submit or Negotiate and realize you need more support, contact us at support@homeoffer.app and we can upgrade your plan. You'll only pay the difference between your current plan and the new one.
It's often said the seller pays the buyer's agent commission, but that cost is built into the home price. With HomeOffer, the seller isn't paying a buyer's agent — which means you may be able to negotiate a lower purchase price or request a credit at closing. The savings can be significant.
Yes! Since the seller won't be paying a 2.5-3% buyer's agent commission, you can negotiate a lower price or ask for closing cost credits. Many sellers are open to this because it saves them money too.
No. The price you see is the total cost for that plan. No commissions, no percentage-based fees, no surprises. The only additional cost would be if you add extra counter-offer rounds at $150 each.
Counter-Offers & Negotiation
When the seller sends a counter-offer, we contact you with the details. You review it, highlight the changes you want to make, and we update the offer and resubmit it to the listing agent. This back-and-forth can repeat as many times as needed within your plan's included counter-offers.
You can add counter-offer support for $150 per round. Alternatively, you can upgrade to the Negotiate or Close plan and only pay the difference. Contact us at support@homeoffer.app to discuss your options.
It's common. Many sellers counter at least once, which is why we recommend the Negotiate or Close plan for most buyers. The Close plan is the most popular choice because it covers both negotiation and the escrow process.
Escrow & Closing Support
The Close plan includes escrow timeline management (tracking critical dates and deadlines), title company coordination and opening, closing document review for accuracy, and ongoing support from the moment your offer is accepted until you have keys in hand.
If this is your first home purchase or you want peace of mind through the closing process, escrow support is highly recommended. The period between an accepted offer and closing involves multiple deadlines, documents, and coordination — the Close plan ensures nothing falls through the cracks.
You'll work directly with the title and escrow company to complete the transaction, just like any other real estate purchase. You can also upgrade to the Close plan after acceptance — contact us at support@homeoffer.app.
The Process
We use the official Nevada Residential Purchase Agreement (RPA), the same form used by every real estate agent in Nevada.
Every offer is reviewed for accuracy and completeness before being submitted to the listing agent.
Most offers are reviewed and submitted same-day, typically within a few hours.
The listing agent will present your offer to the seller. The seller can accept, counter, or reject. What happens next depends on your plan — see the Counter-Offers and Escrow sections above.
Legal & Trust
Absolutely. There is no legal requirement to use a buyer's agent in Nevada. You have every right to submit your own purchase offer.
Yes. We use industry-standard encryption for all data. Payment processing is handled by Stripe, a PCI-compliant payment processor.
